High demand and limited new developments make homes like 100 George Street W1 rare opportunities in Prime Central London.

Marylebone remains one of Prime Central London’s most sought-after neighbourhoods, offering a unique blend of village charm and urban convenience. With its independent boutiques, excellent transport links, and proximity to Mayfair, Regent’s Park, and Hyde Park, it’s no surprise that demand for homes here continues to soar.

However, this popularity has led to a shortage of new-build homes. As Yazmin Murat of Knight Frank explains, the number of high-quality, consented developments in Marylebone has dropped significantly in recent years.

100 George Street W1, developed by Native Land, is a prime example of best-in-class design. With Georgian-inspired architecture, boutique retail and dining, and thoughtfully designed apartments, it offers a rare opportunity to buy into Marylebone’s enduring appeal. Half of the homes sold within six months, a testament to its desirability.

The wider picture across London is equally challenging. Research from Knight Frank shows a sharp decline in new private housing starts, with only 731 units breaking ground in Q2 2025 – the lowest on record.

Despite this, Marylebone’s long-term potential remains strong. Resales in landmark developments like Harcourt House, Regent’s Crescent, and Chiltern Place continue to attract buyers, reinforcing the area’s reputation for quality, heritage, and lifestyle.
